Our Client’s Brief: Increase Living Space to Accommodate a Growing Family

When our client first approached us, we had no idea how special this project was going to be. You see, the house our client wanted us to transform was the house she grew up in – her family home. She now had her own family and the old family home, a pre-war colonial house, was tired, run-down and in much need of a new lease of life. This house had a lot of emotional history for our client and we knew that she and her husband needed a builder who was empathetic towards their needs and was willing to be part of their journey and guide them through the process to get the best out of their budget and their vision.

Transforming Our Client’s Home: Planning Begins

Our clients wanted additional bedrooms for their growing family, a spacious kitchen which needed to open onto and service a patio, a new family living and entertaining area positioned close to the kitchen and a two-vehicle in-house garage and laundry.

The existing house was a colonial pre-war home approximately 108 square metres floor area and sited on a 405 square metre lot. The site required Town Planning Approval prior to Building Approval and we had to comply with Brisbane City Council Small Lot Code restrictions. We had a few design challenges to overcome – not only did we have to comply with the Small Lot Code but we also had local authority Sewer Drainage at the rear of the property.

After taking everything into consideration, the only option our clients had to achieve their vision was to raise the existing house, build in the ground floor level and extend the rear of the property. Raising the existing house to add another storey would work well, considering the original bedrooms were all in the same spot. However, we would need to extend the floor plan of the original house on the ground floor to accommodate new living areas and to give that spacious, open feel our clients were looking for.

Transforming Our Client’s Home: What We Did to Achieve It

With our revised ground floor including additions, our total floor area increased from 108 square metres to 290 square metres. The new ground floor comprised of a new separate entry, a double car garage with built-in laundry and storage space under the internal stairs.

The main floor area consisted of internal polished stairs leading to the upper storey. We incorporated a separate bedroom on the ground floor. The main living, family and entertaining area was very open and lead onto the spacious kitchen with island bench and walk-in pantry. The kitchen area serviced the new patio with huge stacker style sliding doors opening the house up to the rear garden. Upstairs, the bedrooms remained and included a walk in robe with ensuite in the master bedroom.

The main bathroom was repositioned to allow for a linen cupboard and formal lounge room at the entry of the stairs. At the front of the house, we turned the enclosed verandah into a sunroom and fitted large timber awning windows to capture the eastern morning sun. We kept the colonial theme of the upper storey with VJ Sheeting to all rooms and replaced the ceilings with plasterboard. On the ground floor, we used plasterboard on the walls and ceilings which introduced a modern, contemporary feel to the home without losing its colonial roots.

The front entry, we installed a large pivot contemporary door along with a modern Colorbond sectional garage door. Large hardwood stained posts were also installed at the front entry and rear patio to give the home a fresh, modern feel.
