Auchenflower Extension

Our clients had owned the property since 2013 in one of Brisbane’s leafy western suburbs of Auchenflower, they lived there with their two daughters who were fast approaching their teenage years. They were well aware they’d bought the worst house in the best street , however the property had it’s challenges when considering carrying out a major renovation. The site was flood affected and registered by the Brisbane City Council and included in their flood records. And due to the recent brisbane floods of 2011 this also created more challenges to the site as the Brisbane City Council had increased it’s Relative Flood Levels substantially  from 2010 records and previous floods of 1974.

Here’s what we did to achieve the result for our clients, the existing 1940’s Post War home included changing the front entry space into a walk in robe and part of the hallway space was included into one of the bedrooms, reconfigured the living room into a new bedroom and study. The dining room and kitchen was changed to the new Walk in Robe , Ensuite for the Master Bedroom and space for internal stairs. This included a complete renovation of the existing home including new windows and doors.

The internal stairs then led down to an entry level which included under stair storage and further store rooms to the ground floor level, this area was all non-habitable space and couldn’t be used for any other purpose. Once at the entry level we raised the floor level to comply with new flood heights for habitable floors. This led to a Powder Room , huge Living Room, Dining Room, Kitchen including a Butlers Pantry which led out to a Deck overlooking their manicured gardens.

Before we started the design brief with our clients we needed to offer them a presentation of our newly released modular wall system called “ Cladular Panel “ this innovative panel reduces labour time and offers a 9 star energy home. Our clients jumped at the chance to use our panel in their build, they instantly understood the benefits and features of this panel and how it would create a better living environment once their living in the home.
