Reno Rescue: Turning Tired Old Homes into Modern Abodes, A Brisbane Case Study

Constructive Homes - Monday, April 30, 2018

In this series of transformations we'll show you how we've listened to our clients frustrations with their existing homes, how we've overcome these problems and what we did to turn tired old homes into a modern abodes.

Our Client's Brief: Lack of Space

Our clients loved the area and suburb they lived at. It was positioned close to their work, local schools, restaurants and eateries close by, as well as a large shopping precinct. Leaving the area was not an option for them.

However, they were frustrated with their current home not being large enough for their growing family and nowhere to entertain guests when they came over.

More space was their main criteria!

Transforming Our Client's Home: Planning Begins

The existing site had its own hurdles to overcome: the house was sited between existing local neighbourhood shops on one side and a gazetted lane (for walkway access only). The luxury of the site was it had a 2-street access and overlooked a park. Also, the site inherited two local authority sewer drains running through the site which meant more designing headaches. With the existing house only being 72m2 excluding car accommodation and sitting on a 235m2 parcel of land this required some creative designing.

We first need to think logically how to give the client the best bang for their buck considering all issues we had to deal with...

We knew we didn't have a great deal of room to extend either end of the house, so adding another storey was the only way we were going to create large spaces for this growing family. With the existing 3 bedrooms being on the ground floor we needed to exchange the space of these rooms for the new entertaining/living areas of the home. And add an external entertaining space that would complement and add to the internal living area.

Transforming Our Client's Home: What We Did to Achieve It

To add an additional floor to an existing single storey home firstly requires the guidance from an engineer before starting to design the next level, so in conjunction with our design team we found solutions to the main problems in hand. The new floor area increased the home from 72m2 to 150m2.

On the additional floor....

We added a second-floor level to the house, moving the bedrooms to the upper storey along with a bathroom and separate toilet to service these rooms. A new separate living space was also created on this level as well as polished timber internal stairs. The master bedroom was fitted out with a walk in robe and its very own balcony which faced the park to capture those green open spaces.

On the ground level...

We extended the floor to increase the living room size which gave us the room to increase the size of the kitchen. We decided to leave the Kitchen, Laundry and Bathroom in their original places however gave them a complete makeover. With the extended floor space in the Living Room we installed stacker sliding doors which opened onto the new Patio which faced towards the north-east aspect.

And now for some styling...

To transform this tired old 1980's Brick and Hardiplank butter box into a modern contemporary abode we introduced some contrasting materials to give it the 'chic' look it deserved. We replaced the tired old Hardiplank cladding with Sycon Linea Weatherboards to the ground floor, on the upper storey we used Sycon Easylap sheeting complemented with some feature areas which were highlighted with cement render finish.
